One Selwyn is a 7 story Luxury Apartment building in the heart of Tauranga City Centre. It has an extensive range of apartments – from generous one-bedroom units through to large three-bedroom residences. These larger residences will be some of the most luxurious in the city, with features such as; entertainer’s kitchen with scullery; separate laundry; master bedroom with walk-in-wardrobe and ensuite bathroom with double vanity and freestanding bath; and substantial terraces that look out to incredible water views.
Fluid are working with First Principals Architects to provide the full building services design.
The building layout has 3 levels of mixed carpark and apartments, with the top 4 levels being Apartments only. This brought a challenge to our consultant team with limited options for service risers on 2/3 of the building. Using 3D modelling, our skilled engineers were able to put multiple solutions forward to the client to overcome these challenges. Working closely with the client, Architects, Structural Engineers and other Services we were able to put together a preliminary design for the electrical, mechanical and hydraulic services with developed and detailed design in the pipeline.
